Situated between the rapidly expanding city of Austin and the Texas Hill Country, this project transforms an 80,000-square-foot office building along the Colorado River—overlooking the iconic Pennybacker Bridge into a high-end residential hospitality destination and vibrant community hub. While the surrounding office campus and parking structure remain, the primary building is reimagined as a mixed-use environment that seamlessly blends elevated living, flexible coworking, curated dining, boutique grocery offerings, and on-site hydroponic farming. Adaptable interior volumes, shared courtyards, passive design strategies, and modular food-production systems create a sustainable, wellness-driven atmosphere that brings nature and convenience into everyday life. With synergistic revenue streams and an emphasis on community-oriented design, the project establishes a resilient model for adaptive reuse—offering a refined, all-in-one place to live, work, dine, and gather along the lake.
